NSW Government to Sell Surplus Land for 180+ New Homes Across the State

The NSW Government has announced the sale of nine surplus government-owned sites as part of its ongoing housing push, with the potential to deliver more than 180 new homes across New South Wales.

The move forms part of the Minns Government’s broader Building Homes for NSW program, which aims to deliver 30,000 homes statewide by unlocking underutilised public land.

Key Sites Released to Market

📍 Edmondson Park – 46 Homes

A greenfield site at 1692–1710 Camden Valley Way, Edmondson Park in Sydney’s southwest has been earmarked for 46 new houses. The area is considered high demand due to ongoing infrastructure growth and population expansion.

📍 Penrith – 7 Homes

A vacant corner lot at 172 Derby Street, Penrith is set to accommodate seven new homes.

Both the Penrith and Edmondson Park sites are suited to the government’s Housing Pattern Book initiative, offering pre-approved architectural designs and a fast-tracked 10-day planning approval process. This is expected to make development more attractive to private investors and accelerate delivery timelines.

Additional Sydney & Regional NSW Locations

The newly released sites also include:

  • Belrose – Three vacant sites capable of delivering up to 24 dwellings

  • Muswellbrook – A 7.1-hectare parcel suitable for up to 68 homes

  • Woolgoolga – Six homes planned

  • Inverell – Eleven homes proposed

  • Mount Victoria – A 6,235sqm lot with capacity for 12 homes

This mix of metropolitan and regional sites highlights the government’s strategy to address housing supply across both growth corridors and regional centres.

Government Strategy: Unlocking 11,000 Homes

According to the Lands and Property ministry, the ongoing land audit has already identified government-owned sites with the potential to deliver approximately 11,000 homes across NSW.

Minister for Lands and Property Steve Kamper stated that all newly listed blocks have been deemed surplus to government requirements and that the administration is “pulling every lever” to boost housing supply in high-growth areas.

What This Means for Buyers & Investors

With housing demand remaining strong across Sydney and key regional centres, these site releases present:

  • New land supply in tightly held suburbs

  • Faster approval pathways through pre-approved designs

  • Opportunities for private developers to enter smaller government-backed projects

  • Increased housing stock in high-demand corridors

For property investors and developers, these initiatives may offer streamlined entry points into growth markets. For homebuyers, it signals additional supply that could help ease competitive pressure over time.

Looking Ahead

As NSW continues grappling with housing shortages and affordability challenges, unlocking underutilised public land remains a central strategy. With a target of 30,000 homes under the Building Homes for NSW program, further site releases are likely in the months ahead.

If you’re considering buying, developing, or investing in emerging growth areas across NSW, staying informed about government land releases could provide a strategic advantage.
