How Sydney’s South-West Is Opening Doors for First-Home Buyers and Upsizers

As buyers continue searching for more space without giving up convenience and connectivity, Sydney’s South-West is fast emerging as a region to watch.

Driven by major infrastructure investment, strong population growth, and comparatively affordable property prices, the South-West is becoming a compelling option for first-home buyers, growing families, upsizers, and investors alike.

One standout development leading this growth is Figtree Hill, a masterplanned community in the Macarthur region designed to support long-term, sustainable living.

A Region Built for Future Connectivity

South-West Sydney is undergoing a major transformation. The upcoming Western Sydney International Airport and Western Sydney Aerotropolis, scheduled to open in 2026, are set to create a new city centre and reshape the region’s economic future.

Supported by six new Metro stations, the NSW State Government estimates the airport and aerotropolis will generate approximately 200,000 jobs across a wide range of industries.

Further strengthening connectivity, the Federal Government has committed $1 billion to a new rail corridor linking Macarthur to the Aerotropolis, providing even easier access to the airport for South-West residents.

Located on the southern edge of this growth corridor, Figtree Hill offers residents the chance to benefit from future infrastructure while enjoying a quieter, family-friendly neighbourhood.

Everyday Convenience Close to Home

Situated just off Appin Road in Gilead, Figtree Hill is only 8km from Macarthur Square Shopping Centre, offering easy access to shops, cafes, and essential services.

The community is also close to Campbelltown and Camden, placing quality schools, medical centres, and hospitals within a short drive. This includes Campbelltown Hospital, which recently completed its $632 million Stage 2 redevelopment, expanding services for the growing Macarthur population.

For those commuting further afield, major road networks including the Hume Highway, M5, and M7 are easily accessible. Train travel is equally convenient, with Macarthur and Campbelltown Train Stations around 8km away.

“Commuting is simple, with direct access to the CBD in about an hour,” says Craig Cosier, Project Director of Stockland’s Figtree Hill community.

The Green Heart of the South-West

Nature plays a central role in Figtree Hill’s design. More than one-third of the community is dedicated to green open spaces, including protected bushland and an extensive network of proposed walking and cycling paths.

Every home is planned to be within approximately 400 metres of a park or green space, encouraging outdoor living and active lifestyles.

“The aim is simple — make everyday outdoor living easy,” says Mr Cosier.
“When parks and paths are close by, staying active and connected becomes part of daily life.”

With an expected population of around 5,000 residents upon completion, Figtree Hill is designed to foster a strong, close-knit community.

Sustainable Living Through an All-Electric Community

Figtree Hill is setting a new benchmark for sustainability as a purpose-built, all-electric community.

By relying entirely on clean electricity, the development aims to reduce greenhouse gas emissions and create a smaller overall carbon footprint. Residents are encouraged to adopt smart home designs and energy-efficient electric appliances.

“Electric appliances are more energy-efficient, making homes cheaper to run now and even more cost-effective as technology advances,” says Mr Cosier.

Sustainability extends beyond energy use, with 25,000 trees and plants being introduced across the development. Increased greenery helps reduce urban heat and improves long-term liveability.

New Blocks, More Choice

Figtree Hill continues to expand, with homes already completed and more under construction. The masterplan includes approximately 1,700 residential lots, starting from around 250sqm, offering flexibility for different lifestyles and budgets.

Current land prices range from $639,990 to $920,990*.

“Larger blocks suit families wanting extra space, while smaller, more affordable lots make home ownership achievable for first-time buyers,” says Mr Cosier.
