Western Sydney is entering a major period of growth, with new master-planned communities taking shape across the south-west as the region prepares for the opening of Western Sydney International Airport.
The airport is expected to bring new jobs, businesses and investment to the region, while major infrastructure projects and new housing developments are helping create the foundations for long-term growth.
A Region Ready for Growth
South-west Sydney is already one of Australia’s fastest-growing regions. The South West Sydney and Outer South West Sydney areas are projected to grow from around 775,000 residents in 2021 to 1.15 million by 2046, according to projections from Informed Decisions.
New communities are being developed across areas including Austral, Gledswood Hills, Cobbitty, Gilead and Menangle Park.
For home buyers and builders, these areas offer something increasingly difficult to find closer to Sydney’s CBD: more space, new homes, parks and planned amenities, while still providing access to major transport links.
The market is already showing signs of increased interest. PropTrack data shows home prices across Sydney’s South West increased 3% in the year to July 2026, while buyer enquiries have grown significantly in some new development areas. Menangle Park, for example, recorded a 32% increase in enquiries per listing.
Western Sydney Airport Driving Momentum
One of the biggest factors behind the region’s growth is the new Western Sydney International Airport.
The Australian Government has committed $5.3 billion to the airport, while more than $20 billion in public and private investment is planned around the broader aerotropolis.
The airport is scheduled to begin taking passengers in October, creating another major employment and economic hub for Western Sydney.
The NSW Department of Planning, Housing and Infrastructure has highlighted South Western Sydney as an important area for delivering new homes close to shops, services and public transport.
With new jobs expected to follow the airport and surrounding development, demand for housing in nearby communities could continue to grow.
More Than Just New Houses
Rapid population growth requires more than simply building new homes.
New communities also need schools, parks, transport, shops, childcare facilities and other essential services.
The NSW Government’s long-term planning approach aims to coordinate housing growth with infrastructure, bringing together government agencies, councils, utility providers and the development industry.
This means many of the new communities across Western Sydney are being designed with amenities and open spaces planned alongside residential development.
New Communities Across South-West Sydney
Austral
Located around 38 kilometres south-west of the Sydney CBD, Austral is seeing new boutique land releases close to existing transport and infrastructure.
BloomBury is an 80-lot community located near Leppington Station, with access to the M7 and M5, schools, parks and a future neighbourhood shopping centre.
Nearby, 18th Avenue offers 30 lots beside Western Sydney Parklands, giving residents access to green spaces, parks and walking trails.
Gledswood Hills
Gledswood Hills is also experiencing significant development.
The Ranges offers new residential land with elevated blocks providing views towards the Blue Mountains. The community includes family-sized blocks and larger lifestyle lots, with plans for a park, playground and green corridor.
The area is also home to Stockland’s near-complete Lakeside community and the nearby Figtree Hill development in Gilead, which has further land releases planned.
Cobbitty
For buyers looking for a more spacious and semi-rural setting, Cobbitty offers a different style of new development.
Mirvac’s Cobbitty community will eventually include around 900 lots, ranging from smaller blocks to parcels of more than 1,000 square metres.
The community is planned around a proposed lake and playing field, with a childcare centre also planned. Cobbitty, Oran Park and Narellan town centres are all within driving distance.
Menangle Park
Further south, Menangle Park is one of the larger master-planned communities in the region.
Dahua Group’s development is planned to include more than 4,000 lots, ranging from compact residential blocks to larger parcels.
The community benefits from its location next to Menangle Park Station and access to the Hume Highway.
Plans include a future town centre, parks and a proposed primary school, creating a more self-contained community as development continues.

The combination of a major international airport, new employment opportunities, transport infrastructure and thousands of new homes is reshaping Western Sydney.
