Sydney’s south-west is set for major growth, with the NSW government unveiling a rezoning proposal for Glenfield West that could deliver more than 1,200 additional homes and create a brand-new neighbourhood over the next 15 years.
The proposal forms part of the broader Glenfield Precinct redevelopment, led by state-owned developer Landcom, and aims to address Sydney’s growing housing demand while improving access to transport, public spaces and community facilities.
A Growing Community in Glenfield West
Located near Glenfield train station, the 108-hectare site is expected to transform into a vibrant mixed-use community featuring up to 5,200 homes — an increase from the previously planned 3,900 homes on the western side of the station.
According to Landcom, the vision for Glenfield West includes a diverse mix of housing options alongside retail, commercial and community spaces, all designed around open green areas that maintain the suburb’s natural feel.
The proposal also places strong emphasis on accessibility and affordability, with at least 10% of all homes across the precinct allocated as affordable housing. This would see approximately 520 homes offered at below-market rent through community housing providers.
Focus on Housing, Transport and Open Spaces
The proposed redevelopment aims to create a well-connected and walkable neighbourhood by concentrating higher-density housing closer to Glenfield train station and the future town centre.
Key features of the proposal include:
- A mix of housing types to suit different lifestyles and household sizes
- Residential towers of up to 22 storeys near the station
- Lower-density housing ranging from two to three storeys in western areas
- New parks, sporting fields and playgrounds
- A new neighbourhood centre in the western precinct
- Improved walking, cycling and public transport connections
NSW Minister for Planning and Public Spaces Paul Scully described the project as an example of “density done well”, highlighting the importance of building homes close to transport, jobs and essential services.
Supporting Sydney’s Housing Demand
The proposal comes as Sydney continues to face increasing pressure to deliver more housing across both established suburbs and growth areas.
NSW Member for Macquarie Fields Anoulack Chanthivong said the project would help support the area’s growing population while ensuring the community remains accessible and inclusive through affordable housing and improved infrastructure.
Alongside new homes, the proposal aims to provide the public spaces and recreational facilities needed to support long-term community growth.
Public Exhibition Now Open
The Glenfield West rezoning proposal is currently on public exhibition until 11 June 2026.
