Sydney’s property market is experiencing another period of decline, with home values falling for the eighth consecutive month. Recent market figures show that some suburbs have seen their property prices return to levels last recorded in 2021.
According to the latest realestate.com.au Home Price Index, Sydney dwelling values fell by 0.4% in October 2026 and are now 6.6% lower than the same time last year. The average house value has also dropped from approximately $1.64 million to $1.505 million, representing a decline of around $131,000.
Sydney Experiences One of Its Biggest Market Corrections
The latest figures show that Sydney is now experiencing a deeper property market correction than Melbourne.
House prices have been particularly affected, falling by 8% over the past year. Meanwhile, unit prices have recorded a smaller annual decline of 2.9%, bringing the average unit value to approximately $851,000.
Higher interest rates, affordability challenges and changing buyer confidence are among the factors putting pressure on property prices.
Economists have also warned that another potential interest rate increase could place further pressure on the housing market and borrowing capacity.
Some Sydney Suburbs Return to 2021 Price Levels
While prices have declined across Sydney, certain suburbs have experienced more significant falls.
Recent figures show that unit prices in several locations are now below their 2021 levels, including:
- Sydney CBD: Unit prices have fallen by approximately 18% over five years.
- Darlinghurst: Unit prices are down around 18.1%.
- Paddington: Unit prices have declined by approximately 22%.
- Other affected suburbs: Olympic Park, Macquarie Park, Eastwood, Kogarah, Carlingford, Thornleigh and Ryde have also recorded declines in unit values.
These figures highlight how different property markets can perform differently, even within the same city.
What Does This Mean for Buyers and Sellers?
For buyers, falling property prices may create opportunities to explore suburbs that were previously outside their budget. However, borrowing capacity remains an important consideration, particularly if interest rates increase further.
For sellers, the changing market means that setting a realistic asking price is more important than ever. Understanding recent comparable sales and local market conditions can help sellers make informed decisions when preparing their property for sale.
Property owners should also remember that market conditions vary between suburbs, property types and individual locations. A broader market decline does not necessarily mean every property will experience the same reduction in value.
