Eastern Suburbs Favourite: Why Randwick Remains a Family Magnet

Randwick continues to stand out as one of Sydney’s most loved eastern suburbs — particularly for families seeking lifestyle, convenience, and long-term value.

While semi-detached homes and apartments account for around 85% of Randwick’s dwelling stock, this hasn’t dampened its appeal. Instead, residents are finding creative ways to make the most of compact living, transforming courtyards and small gardens into high-impact outdoor spaces.

Local landscaper Andrew Sidie of Stone Lotus Landscapes says families in Randwick are highly motivated to maximise their outdoor areas.

“There’s still a lot of families around the Randwick area, and they want to try and maximise their outdoor space even though they don’t have a big footprint of land.”

And when larger green spaces are needed, Centennial Parklands is just minutes away — offering one of Sydney’s best recreational backyards.

Sidie believes Randwick is hard to beat when it comes to access to parks and sporting facilities.

“You can get to the footy stadium, the cricket stadium and the racecourse in a couple of minutes on the light rail. I don’t think anywhere in Sydney has got it as good as Randwick.”

A True Eastern Suburbs Hub

PPD Real Estate agent and long-term local Daniel Cachia describes Randwick as the epicentre of the eastern suburbs.

With direct access to beaches, parks, the airport, and efficient transport links to both northern and southern Sydney, Randwick offers a level of connectivity few suburbs can match.

Over the past decade, property prices have climbed steadily as more buyers recognise the suburb’s convenience and village feel. Homes located near Darley Road, Cowper Street and Frenchmans Road — prized for their proximity to parklands — continue to attract premium interest.

Add quality schools, a thriving café culture, and an average 20-minute commute to Sydney CBD, and it’s easy to see why Randwick appeals to such a broad demographic. From medical professionals working nearby at Prince of Wales Private Hospital and Sydney Children’s Hospital, to blue-collar workers, students, young couples, and growing families — Randwick welcomes a diverse, down-to-earth community.

“Once people move to Randwick and realise what a beautiful village lifestyle it is, a lot choose to stay put.”

Local Lifestyle Highlights

Coffee fix:
Sugarbaby Cafe is a local favourite, serving Campos coffee and acting as a daily meeting point for parents, professionals and long-time residents alike.

Suburb highlight:
Centennial Park is a standout feature for many locals. Unlike the beach, it’s usable year-round, offering peaceful running trails, open greenery, and a welcome escape from city life — all just moments from home.

Market Insight: Limited Stock, Ongoing Price Pressure

Despite being the largest suburb in Sydney’s eastern suburbs, Randwick has experienced tight housing supply for several years. Only around 7% of properties have traded in recent times, creating strong competition among buyers.

This limited stock is expected to continue placing upward pressure on prices through 2026, reinforcing Randwick’s position as a resilient and highly sought-after market.
